The manager of a three-storey residential building contacted Vallano Roofing after a resident reported water running down a chimney breast, blistering the paintwork and staining the ceiling. The project location and client are not identified, but the reported symptoms, inspection findings and completed repair are documented here.
Problem reported
Water was entering around a chimney and causing visible internal damage to the chimney breast and adjacent ceiling.
What the inspection found
A loft inspection found daylight visible through a gap between the existing leadwork and chimney. Vallano documented the roof condition and set out the recommended access and repair steps in a written report.
Completed repair
After three-level scaffolding was erected, the defective junction was opened and repaired. Sound existing leadwork and battens were retained, while defective materials were replaced and the slate covering reinstated. The client was pleased with the result and later commissioned further roof work and a paid whole-roof report.
How the repair was completed
Selective replacement with safe scaffold access
The height and position of the chimney required a specialist scaffolding company to provide three levels of access. Slates were carefully removed around the defect, new underlay was installed where required and the serviceable battens were retained.
New 600 mm-wide Code 4 lead and replacement slates were installed where the existing materials had failed. Selected chimney joints were repointed with sand and cement, and appropriate joints at the lead detail were sealed as part of the agreed weatherproofing work. Existing lead that remained serviceable was left in place rather than replaced unnecessarily.
